What are the steps in the architectural service process?
There are many stages and aspects of the design process, beginning with the early initial interview and progressing through the selection of a contractor to the completion of a project. Typical five basic phases are as follows:
Initial interview.

Preliminary & Schematic Design
In this phase we then explore possibilities, render sketch scheme and present option for your consideration. Our professional expert then begins an initial Building Code Search and discusses site planning issues that relate to your property. Throughout the process of your project you will discuss the progress of works, prices, and design development. Your responses are reflected in revised schemes, and we continue this process until we all agree on a preferred direction. Cost estimates are reviewed to confirm the budget and changes are made to meet these expectations.
Design Development
When you are satisfied with the Schematic design, the project will move into design development phase. During this phase, we will continue to communicate with you while drawings will be accurately developed to obtain necessary building permits. The whole package is your legal document that specifies the entire design and the quality of materials to be used. We create accurate technical drawings that may include: Floor Plans, Elevations, Building Sections, Foundation Plans, Framing Plans, Lighting Plans, and Construction Details. At the end of this phase, you will have a good idea of what the final project will look and construction may begin.
Construction Documents.

Over the years we have regularly received compliments from contractors on the clarity and detail in our documents. We attempt to address all of the questions a contractor may have, so construction can move smoothly and easily. The drawings are accompanied by a project manual containing the specifications and finish schedules needed to complete the building.
Construction Observation

After Permit is obtained, construction begins and your contractor takes the most active role. During construction the architect makes periodic visits to the job site. Architects role is to observe the work, to see that the project is being built as designed and to help resolve any problems or make changes requested by the owner. The architect does not inspect the work-that is the role of the contractor and building inspectors. At the completion of the project, the owner, architect and contractor take a final walk through.
